Hopefully, the appraiser sees it that way, too. As you may or may not know, the appraiser will be using tax records and/or sales data from the multiple listing service of comparable/similar homes to determine the appraised value of the property you’re attempting to purchase. Using this data, the appraiser will determine the differences of the comparable properties, as compared to the subject property, for items such as living area, baths, basement (finished or unfinished), garage, lot size, etc., and then make adjustments in value, up or down, to arrive at the appraised value. I hope all goes well with your transaction and you find yourself in your newly purchased home very soon.

I agree and am in the process of trying to get funded with ameridream.
The seller actually has taken an offer of 30,000 less and is willing to gift this money, so I don’t see how they are inflated the price any!
